These assets are often situated in markets characterized by supply constraints, supplemented by long-term demographic and economic trends that are conducive to their growth and development. The value-add strategy is centered on functional, infill industrial properties that offer potential for enhancement through repositioning, capital improvements, and proactive management.
Alternative candidates for the AUM-based ranking of light-industrial real estate investors in Georgia
In the context of our ranking, LaSalle Investment Management emerges as the most prominent alternative candidate. This entity functions as a global real estate investment manager and is an independent subsidiary of JLL. The headquarters of LaSalle Investment Management are situated in Chicago, with a network of 24 offices spanning 13 countries. As of the second quarter of 2024, LaSalle oversaw assets under management (AUM) amounting to approximately $84.8 billion. The investment platform in question encompasses a wide array of investment strategies, including private equity, private debt, public equity, and indirect investment strategies. In the industrial and logistics sector, LaSalle’s strategic focus is on acquiring a portfolio of warehouse assets, ranging from small to mid to large bays, that are strategically positioned to capitalize on the expanding e-commerce sector, the ongoing optimization of supply chains, and the ongoing urban decentralization trend. Noteworthy elements comprise a 21-property, 810,000-square-foot mid-bay industrial portfolio situated within the Greater Toronto Area, procured through the Canada Property Fund, and a 6-property, 840,000-square-foot light industrial portfolio spanning Southern Ontario.
Another prominent real estate investor specializing in light-industrial properties is Stonemont Financial, a privately held real estate investment and development firm founded in 2007. The company operates a vertically integrated platform that develops, acquires, and manages assets across the United States, with a focus on building long-term institutional and private capital partnerships. The company’s assets under management total $5.3 billion, and it has deployed over $7.08 billion across a range of investment strategies and market cycles. The firm has a strong presence in industrial real estate, encompassing speculative and build-to-suit development, cold storage, last-mile logistics, and mission-critical facilities in strategic distribution markets.
