Even though real estate is one of the largest asset classes globally, the sector is one of the least digitized in the world. Following, property technology (proptech) has become indispensable in the past years. This article highlights three interesting proptech venture capital investors who are actively investing in start-ups from the building and real estate industry.

1. Amavi Capital (Belgium)

The Belgium-based venture capital and private equity firm Amavi Capital is one of the leading proptech investors in Europe. Amavi also exhibits the highest amount of proptech-related keywords found on their website. The company focuses on later-stage investments in Europe and has a thorough understanding of the real estate industry. They aim to connect traditional real estate and proptech companies using their broad network. Portfolio companies include shayp, GBuilding and finch buildings.

Update 2024: In June 2023, Belgium-based fund manager AMAVI Capital expanded into the Nordic region by acquiring the full portfolio of 11 companies from SF Ventures AB, a Swedish PropTech investment fund with a Nordic investment scope.

2. PropTech1 Ventures (Germany)

Another major Europe-focused proptech VC investor is PropTech1 (PT1). The firm focuses on €0.5-4M initial investments in startups that work on “transformative real estate technologies”. Investments include Desana (provider of building modernization measures), PlanRadar (digital documentation for construction and real estate projects), or Archilyse (real estate data analysis).

3. A/O Proptech (UK)

A/O Proptech is Europe’s leading proptech venture capital investor. The London-headquartered firm calls itself the first “European Built World Evergreen Investment VC” and the “Largest European Built World VC Firm”. A/O enables its portfolio companies access to $40BN real estate assets from its LPs. Portfolio companies include Climate X, Plentific, PassiveLogic, and SPAN.

Our keyword analysis-based list include the following general columns:

  • Name of the VC fund
  • Country of origin
  • URL
  • E-mail (general)
  • Investment focus (if data available)
  • Corporate VC (yes/no)

The following columns are based on the keyword crawler, which is a Python-based, in-house developed tool that crawls every page for at least 45 seconds to find the respective keywords.

  • total_frequency (e.g.: 808) – total counted occurrences of keywords on the VC website
  • average_keyword_rate (e.g. 0.01) – average rate of keyword occurrences per subpage in relation with total number of words
  • most_common_keyword (e.g. „proptech“) – keyword that was counted the most often on respective VC website
  • most_common_keyword_frequency (e.g. 1330) – number of times the most common keyword was counted
  • sub_url_highest_rate (e.g. https://amavi.capital/2021/investment-platform-amavi-capital-launches-pan-european-proptech-fund-of-eur-60-million/) – sub url with the highest number of found keywords
  • highest_rate (e.g. 0.03) – highest keyword rate per subpage
  • frequency_per_keyword: {‘proptech’: 1330, ‘real estate’: 0, ‘built environment’: 0, ‘built world’: 0} – dictionary of number of keyword occurrences per keyword

Our keyword crawler analyzed more than 2,500 venture capital funds regarding proptech investment keywords. We found out that 10.3 % of the global VC funds mention proptech-related keywords.

Proptech startups serve the entire real estate value chain

The reason why startups from the real estate sector are so interesting for many VCs is that the entire value chain of a building is covered by proptechs. Some startups deal with cost management and controlling in construction, others support project developers and architects with digital solutions for their work. Still other proptechs make life easier for real estate agents or aim to replace brokers. Young companies are also bringing asset and property management into the modern world. All these segments harbor a high potential for digitization, which is being recognized by more and more venture capital investors.
