What is the investment focus of Prologis?

Its business model revolves around providing high-quality warehouse and distribution spaces to support the supply chains of leading retailers, manufacturers, and logistics companies. Prologis is active in 20 countries worldwide and owns almost 6000 buildings. The Californian company generates revenue primarily through rental income, development services, and strategic capital deployment via co-investment ventures. The Annual Net Operating Income lies above $6.0B.
Within the logistics real estate sector, Prologis actively engages in acquisition, development, and repositioning of strategically located properties near major urban centers and transportation hubs. A significant portion of its investment activity is conducted through joint ventures with institutional partners, enabling capital efficiency and risk-sharing.
Alternative candidates for the Californian logistics property investors ranking by AUM
The largest alternative candidate for our ranking is Ares Management Corporation. The leading global alternative investment manager has a diversified platform spanning credit, private equity, real estate, and infrastructure. As of March 31, 2025, the firm manages approximately $546 billion in assets, with its real estate division accounting for about $104.4 billion of that total. The Ares Real Estate Group operates across North America, Europe, and Asia Pacific, managing over 3,000 properties through a combination of equity and debt strategies. Its investment focus includes logistics, self-storage, cold storage, multifamily housing, student accommodation, and necessity-based retail. Ares significantly expanded its real estate footprint through the $3.7 billion acquisition of GCP International, adding $44 billion in assets and strengthening its presence in industrial and digital infrastructure sectors. This move positioned Ares among the top three global industrial real estate investors, alongside Blackstone and Prologis.
Another major logistics real estate investor from California is Staley Point Capital. The Los Angeles-based company is a privately held real estate investment firm focused on value-add and opportunistic industrial properties across major urban markets in the United States, particularly on the West Coast. The firm targets last-mile logistics and infill warehouse assets, aiming to capitalize on shifting supply chain demands and e-commerce-driven distribution needs.
